Binsness is situated on a beautiful estuary location on Findhorn Bay, bordered by the sea on one side and a river on the other and surrounded by 5,000 acres of the Culbin Forest. Findhorn Bay has its own micro-climate and third-highest sunshine count in the British Isles.
The oldest part of the house dates from circa 1650 when it was an Inn serving the village of Culbin, which was buried by the Great Storm of 1693, creating the famous Culbin Sands.
Binsness has been renovated to a high standard and is furnished with family antiques, paintings, four-poster beds, fully modernised kitchen, showers and bathrooms. The South West sun roof terrace offering provides wonderful views of the sea and down the yew avenue and across the garden and Findhorn Bay.
Binsness is over a mile from the nearest house but only 5 miles from the pretty town of Forres referenced in the first line of Macbeth. From the house there are beach walks stretching all the way to Nairn, sixteen miles away.
There is a beach at the bottom of the garden along any stretch of which you can enjoy picnics and barbecues, and extensive private woodlands surrounding the estate rich with wildlife: osprey can be seen from the garden fishing in the estuary; otters, seals, deer, red squirrels, badgers, bats and wild cats have all been spotted from the house.
It is a perfect spot from which to explore Scotland, within easy reach of the Cairngorms, the Speyside whisky trail, the beaches and golf courses of the Moray coast and, of course, the dolphins who live in the Moray Firth.

We say...
Binsness is a lovely family home in a secluded position overlooking Findhorn Bay. A great destination for a family holiday with boating, riding on the beach, golf and salmon fishing on the River Findhorn. There’s a great pub in Findhorn overlooking the bay which is definitely worth visiting!
You say...
A group of us (15 adults) stayed in Binsness for a week in April 2023 and loved every minute of our stay. Highlights include the walk round Findhorn Bay to see the seals on the amazing empty beach, the lovely sunny woods full of bird song, the views of Findhorn Bay (which can be seen from the windows in the west wing of the house), including lots of waders, especially when the tide was going out, the big lounge with loads of comfy armchairs, the dining room which Lindsay had set up to allow all 15 of us to eat together and the large en suite master bedroom on 1st floor, with its view across the lawn and garden to Findhorn bay. We were well looked after by both Lindsay and Andy. Magical week, that we will all remember fondly for years to come.
